A portion of the company's contracts are generated through either the design-build or team-build delivery methods.
Under the design-build approach, the General Contractor directly employs and controls the design team. This method differs from team-build in that the owner hires both the General Contractor and architectural firms. Under both methods, the owner, builder and designer combine their skills for the common goal of fulfilling the owner's needs in the most efficient manner possible. The result provides a “win-win” situation for all participants.
- Design development is completed in a shorter time producing cost savings.
- The team approach enables the builder to suggest cost savings options (value engineering) up front and as the design is in progress resulting in lower construction costs.
- Construction schedules are generally reduced, therefore reducing construction cost.
- The design can be tailored to fit the owner's budget and exact needs.
Lee F. Cowper, Inc. is also successfully active in both the traditional public and private bid markets where the entire scope of the project is known in advance. |
